More luxury lakefront homes come onto Upper Austria market

More high-priced homes with direct access to lakes are currently being offered for sale in Upper Austria than in recent years, Austrian broadcaster ORF reports. Two prominent properties attracting attention are the so-called Russian villa on Lake Traunsee and the estate of the Fischer family, a ski-industry family, on Lake Attersee.
The Fischer estate could fetch around 20 million euros or more, according to estimates in the property industry. That would place it at the upper end of the market for lakeside homes in Upper Austria.
Walter Mairinger, a broker from Nußdorf am Attersee who has marketed lakeside properties for about 30 years, said the pool of potential buyers for homes in this price range was limited. Finding the right buyer could take time, he said.
Mairinger said demand had declined while the supply had increased somewhat because of generational changes. The situation was different for smaller and less expensive homes directly on the water. He said he could probably find dozens of interested buyers immediately for properties priced at up to three million euros, but such homes rarely came onto the market.
“You cannot get a house on the lake for under five million euros,” Mairinger said. The current supply is increasingly concentrated in the luxury segment. Although the recently offered prominent estates are exceptional, he said they are also part of a broader trend.
Mairinger rejected claims of a “sell-off of the country’s lakes.” Austrian buyers still make up the main group interested in high-priced lakeside properties, particularly industrialists and wealthy buyers from Upper Austria, Lower Austria and Vienna.
Demand from abroad has also recently increased, with prospective buyers coming from countries including Germany, the Czech Republic and Switzerland. The market remains divided: numerous buyers are available for cheaper homes directly on the water, while finding a buyer for estates priced in the tens of millions of euros can take considerably longer.
