Styria leads Austria’s property market recovery

Austria’s property market recovered strongly in the first half of 2026, with nearly 66,600 transactions recorded, up more than 22% from the same period last year, according to ORF. Turnover rose by almost 28%.
Styria recorded 10,457 property sales, placing it third nationwide behind Lower Austria and Vienna. Transactions increased by 29.4%, the largest percentage rise among Austria’s federal states.
Property turnover in Styria reached a record 2.44 billion euros, an increase of 49.1%, or 805 million euros. This was also the strongest percentage rise in Austria. Styria overtook Tyrol to rank fourth among the federal states by turnover.
Graz remained Austria’s strongest property market at district level, with 3,045 registered sales. That was 9.8% above its ten-year average, while turnover rose 54.2% to 914 million euros.
Graz-Umgebung recorded 1,428 transactions and a record turnover of 415 million euros, an increase of 66%. New sales records were also reported in Bruck-Mürzzuschlag, with 724 transactions, Liezen, with 874, and Murtal, with 503.
Voitsberg recorded the largest turnover increase at 100%, followed by Murtal at 91%, Graz-Umgebung at 66%, Deutschlandsberg at 62% and Leoben at 60%. Turnover fell slightly only in southeastern Styria, by 5%. Sales volumes in Hartberg-Fürstenfeld and Murau were also below their ten-year averages.
Remax attributed the recovery partly to pent-up demand, consumers becoming accustomed to interest rates and the expiry of temporary fee exemptions for land registry entries. It expects the positive trend to continue for the rest of the year, although at a slower pace.
Limited new construction remains a key risk. If demand stays high, the shortage could increase pressure on prices, Remax said.
