Plans to redevelop Vienna’s Verteilerkreis, a traffic interchange in the Favoriten district, are delayed as talks between the city and motorway operator ASFINAG continue, ORF Wien reports.
A planning competition has been completed and sample visualisations are available, but detailed plans have not yet been drawn up. ASFINAG had said it would present plans this spring. The city said the talks on creating a new district centre at Altes Landgut were not yet finished and that it would provide a timetable once the necessary groundwork was in place.
The city announced the redevelopment in 2024, with the aim of turning the interchange from a place to pass through into a place to spend time. Plans have included a tree-lined green ring and a central landscaped square, as well as offices, shops for everyday needs and restaurants. Conventional housing is not planned.
ASFINAG, which owns the land, envisages mixed-use development with about 100,000 square metres of gross floor area across several plots. A decision by the city’s urban development commission in December 2023 allowed for a group of three to five towers, between 30 and 95 metres tall.
ASFINAG is seeking construction companies and property developers for the project and is granting building rights. The company said details of ownership arrangements were still being negotiated and that an additional market assessment was also taking time.
Construction planning must account for the A23, described as Austria’s busiest road, which runs beneath the project area, as does the U1 underground railway. The city said utility infrastructure had been located using test trenches and that deep drilling in spring 2026 examined ground stability and geothermal potential.
The land-use and development plan must also be amended. The site is currently designated as public transport land, and construction is not expected to begin until the required steps are completed.
